Design Process

The first step has been taken – you’ve decided to build a new home or renovate your existing one. Whether you have a clear vision or a collection of ideas, the next step is to understand what your local council zoning allows for your property. This information comes through your local council’s planning department (see the Council section). CDL can assist you with this part of the process, so please feel free to contact us with any questions.
Once zoning requirements are understood, the exciting part begins! When you partner with CDL, our collaboration follows a structured process designed to keep things simple and transparent:
-
Initial Consultation
We’ll discuss:-
Your design ideas
-
The council approval process
-
Any property reports required (some may already exist, or the council may have them on file)
-
-
Proposal & Quote
CDL will provide a detailed quote covering design work and required reports.
-
Engagement & Deposit
Once you accept the quote, a deposit is paid, and we begin the drawing process.
-
Concept Plans
Our team develops initial concept plans and sends them to you for review. We’ll then discuss any changes or new ideas.
-
Revisions & Final Concept
Adjustments are made, and a revised set of concept plans is provided. At this stage, plans are nearly complete and ready for certification by our Structural Engineer.
-
Finalisation & Approvals
Final issue plans are certified by our consultant Engineer and reports compiled. Your final invoice is issued for payment.
-
Certified Plans
Engineer-certified plans are delivered to you after receipt of payment of the final invoice, ready for submission to your local council for Building Approval.
